When your home is listed on the MLS, you may be subject to odd showing hours due to buyer’s who might work a 2nd or 3rd shift. But as a seller, you want to be accommodating for a buyer’s time because they could potentially be the ones to purchase your home.

As a result, you want to allow access to your property. Supply two keys to your front door: one for the lock box and one for your agent. Don’t forget to share any security system information or to provide arrangements for your pets. You also want to leave keys or allow access to the garage and any outbuildings.

When leaving for a showing or before an open house you want to make sure your house is clean. So what does “clean” mean? It means counters are clear from debris, toys are put away, clothes are picked up, beds are made, and there are no strange smells.

If possible, try to have some air freshener plug-ins operating before the showing. A buyer makes his or her decision within the first minute of looking at a property, so walking into a home that smells strange can be a lost opportunity.

Make sure your blinds are open and lights are on, because you will want a buyer to be able to see the home clearly. Having the lights off and blinds closed can create a bad experience the first time through the home. First impressions are huge!
